Building a New Home with Ventura Homes: What is the Process?

You’ve purchased your land, picked a great builder, and your consultant has designed your dream home? Now it’s time to watch the magic come to life.

We know building can be overwhelming (and so exciting!) so we thought we’d put together a helpful guide of the building process for you, so you know exactly what’s ahead.

PRE-CONSTRUCTION
Before we can break ground on your new home, there is an administrative process we must follow first (which can take between 24 and 26 weeks).

• Contracts are collated and presented to you to sign
• We conduct your Prestart meeting.
Our consultants will help you choose your bricks, windows, doors, and all the fixtures and fittings you want. This includes selecting colours and finishes for your render, roof, cabinetry, benchtops, and flooring, etc.
• We submit your home to our engineers, energy assessors, Water Corporation, and the local government authority for their approvals.

Once we’ve dotted all the i’s and crossed the t’s, we can start to bring your dream to life.

CONSTRUCTION
Site Works
The block you’ve selected for your future home site will greatly impact what site works will be required. If you’ve purchased a new block in a new estate, the site works will probably be minor. If you’ve bought a newly subdivided lot, things might take a little longer, especially if you need to demolish, build retaining, or level the block.
Slab Down
After preparing your foundation plumbing works, we pour your slab! This is the base of your home, so we like to ensure it’s perfect before proceeding any further.
Brickwork
As we construct the internal and external walls, electricians, plumbers, and engineers will be on site installing important wiring and pipes for power, water, and gas.
Roof Completion
This stage is when the roof gets put on – either roof tiles or Colorbond steel. With your roof on, we’ll also get the gutters up!

*Double Storey homes have a couple of extra stages (the first floor slab and brickwork if applicable) before we construct your roof.

Lockup
Lockup is when your windows and doors can be locked up ready for plumbers, electricians, tilers and carpenters to complete their work. Plus, your kitchen, laundry, and bathroom cabinets and benchtops, tiling, tapware, mirrors, basins, baths and shower screens are all installed.

Practical Completion
This is where we prepare your home for your viewing pleasure! By this stage, all paving, lighting, painting, air-conditioning and appliances will be installed.

You’ll get to go through the home with your Construction Supervisor and let them know if there’s anything needing their attention. Ventura Homes construction can take 7+ months for our single storey designs, and 12+ months for our two-storey homes.

HANDOVER
Congratulations! Your new home is ready for you to start living a well-designed life. Once we receive your final payment, you’ll get your keys.

Although building a new home can be sometimes be viewed as a challenging experience, it is more often a rewarding journey for so many people; at the end of it all, you get a home that is perfect for you!

MAINTENANCE
The key handover isn’t the end of your time with us; with our 6 month maintenance period, you can get in touch with any areas of concern after the house has settled!
